Overview

This 30-acre, multi-phase mixed-use development is centrally located in the Kearny Mesa community of San Diego and is part of the San Diego Spectrum redevelopment of the former General Dynamics Atlas Missile assembly facility. Centrum is Master Planned to include an 11-story Class A office tower with structured parking and over 1,600 market-rate residential units in 6 buildings. The project also includes a City Park and integrated community jogging trail.
 

Stevens Cresto Engineers provided full service planning, engineering, and land survey support for the project through discretionary approvals, final engineering, and construction staking.  Entitlement services provided range from Master Plan Amendment support, Tentative Maps, Condominium Entitlement, Planned Development Permits and Substantial Conformance Reviews.  Final Engineering was provided for grading, public and private roadway, utility, drainage and water quality improvements.

 

Early phases of the project were exempt from extensive water quality treatment and detention typically required for satisfaction of MS4 Permit requirements due to this being a redevelopment.  The later phases were challenged with meeting full compliance with the Permit without impacting the master planned build out when the redevelopment exemption was eliminated through an MS4 Permit update.  Innovative and sustainable solutions for treatment and detention storage were incorporated into site features while still meeting the client’s goals and without sacrificing developable area that might otherwise have scaled back the development.
