North City Mixed-Use Development

North City is an exciting 60-acre, mixed-use, live-work-learn-play development nestled between California State University San Marcos (CSUSM) and California State Route 78 and adjacent to the Sprinter Light Rail system in the core of San Marcos, CA. This 60-acre mixed-use development is a part of the larger University District Specific Plan which also includes 120-acres of residential and an additional 20-acres of mixed-use, west of Twin Oaks Valley Road. The vision of North City mixed-use is to provide a high design quality development integrated into a vibrant community within the City of San Marcos.

Stevens Cresto Engineers’ solid experience and expertise continues to produce site plan designs maximizing building footprints and achieving client goals for individual projects and overall buildout of North City.   Completed projects to date include The Quad, providing off-campus private-public student housing and mixed-use;  CSUSM’s first private-public off-campus Extended Learning Center; PIMA Medical Institute and Scripps ‘healthexpress’ facilities; Block C mixed-use and Structured Parking; Mesa Rim Rock Climbing gym, and Urge Common House restaurant and gaming.

Engineering design elements unique to the projects have included sustainable site design incorporating storm water treatment within project footprints, integration of pedestrian plazas and paseos and the pedestrian bridge connecting the site to the CSUSM campus as well as construction of buildings including conventional, podium,  residential wrapped structured parking, and adaptive reuse of existing structures integrated into the designed community.
